The El Dorado County Supervisors will hold a hearing on October 8, 2024 (approximately 9:00 AM) to consider the Appeal filed by CRHV against the Zoning Administrator’s approval of the GATEWAY parcel split for 1.1 million sq/ft “industrial wholesale distribution buildings.” The CRHV appeal also seeks to reverse the decision to exempt the California Environmental Impact Act (CEQA) despite the sensitive Carson Creek wetland preserve. The EDC Planning staff is encouraging the Supervisors to deny the CRHV appeal.

CRHV strongly opposed the initial proposed industrial development (P22-0009) in the R&D zoned EDH Business Park east of Latrobe Road and north of Golden Foothills. We joined with El Dorado Hills Area Planning Advisory Committee (APAC) with transportation and environmental concerns.
We also met with the Oregon-based Pac Trust to explore alternatives. On July 23, we hosted an open forum with Pac Trust Vice President Scott Hodson that was attended by 70+ Heritage residents to discuss a new proposal that would combine mixed-use commercial, limited multifamily residences, and warehouse building. As a result, Pac Trust submitted a new mixed-use proposal GATEWAY Specific Plan pre-application. Good-faith efforts were progressing to find solutions benefiting the developer and the local community. Suddenly, things changed …
To our surprise, the County Planning Director disregarded our good-faith effort and sent the original industrial wholesale distribution proposal to her appointed Zoning Administrator. In bypassing the Planning Commission, an improper decision was made that ignored CRHV concerns and APAC research. The approved lot split extends Carson Crossing Road next to the wetlands and exempts the project from CEQA reviews. No traffic studies or environmental studies were conducted.
CRHV FILED AN APPEAL AND ENGAGED LEGAL COUNSEL TO FIGHT THE IRRATIONAL ACTIONS OF THE EDC PLANNING DEPARTMENT AND ZONING ADMINISTRATOR.
WE ENCOURAGE HERITAGE RESIDENTS TO JOIN CRHV’S EFFORTS TO PROTECT AND DEFEND OUR ENVIRONMENT AND THE RIGHT TO QUIET ENJOYMENT OF OUR PROPERTY.
